FINC was appointed to deliver a masterplan and full planning application for a 344-home residential development in Shenfield, Essex. The semi-urban site required a sensitive approach to layout and design, with 35% affordable housing and safeguarded land for a two-form entry primary school and early years facility. A key element of the brief was the retention and integration of existing woodland, treebelts, and veteran trees.

Our team contributed to the approved Masterplan Development Principles Document, which shaped the wider Shenfield development and informed the Croudace parcel. We submitted a full planning application and supported the scheme through a successful appeal following non-determination. The design was praised as “exemplar” by Essex Place Services and recognised for its high quality. FINC is now advancing detailed design work, with construction set to begin in late 2025.
